What is the maximum number of people allowed in the villa?

Although we are licensed for 10 people, our home only holds 8 comfortably, depending on the party and configuration of beds

Are smoking or pets allowed?

For the comfort and safety of all guests, smoking is strictly prohibited within the villa which is fitted with smoke detectors which are linked to our security company. No pets are allowed.

Which direction does the pool face?

The villa has a south east facing pool which overlooks the lake and conservation area.
In the winter months, the sun arises directly behind the house, but in the summer, the sun rises from the left side of the pool

Sun is on the pool deck from early morning to early afternoon.

Sunbathing is also available unimpeeded on the sundeck off the Master Bed

Does the pool back on to other properties/walls etc.?

Unlike some villas which back onto walls or other properties, the villa has idealistic unrestricted views over a lake. There is fencing and planting on the sides of the pool (guaranteeing privacy).

How far away are the main attractions?

The villa is only 12 minutes drive from Walt Disney World. Sea World is 15 minutes away and Universal 25 minutes. ChampionsGate Golf resort is just down the road. This is one of the major reasons this is such a sought after area. After a long day at the Parks you can get the children home and into bed in a matter of minutes!

How do we locate/enter the property?

Directions and keypad entry codes for the community gates and electronic door lock will be sent to you 2-3 weeks before arrival

Will we have to bring bed linen/towels etc.?

The villa is fully equipped for all your likely holiday requirements. Bed linen, towels and pool towels are provided. A small initial supply of washing powder/dish washer powder/toilet rolls etc. are provided which you will have to top-up as required

If you have an infant, we provide a travel cot (crib) and a high chair, but you will need to provide your own sheets

Do you have any facilities for small children?

Our vacation home is not equipped specifically for very small children. There are safety alarms fitted on the patio doors to prevent children venturing out to the pool un-detected.

Although the pool is a leisure pool, there is no safety screen to prevent young children from falling in.
We therefore urge vigilance when staying with young children.

A travel cot/crib is provided for infants, along with a high chair

A Winnie-the-Pooh themed twin bedded room is available, which can be converted for adults into a blue themed bedroom

What entertainment is provided?

Fully equipped entertainment centre with CD/DVD home theatre, VCR player for older technologies, radio, wide selection of books. Also CD's and DVD's for the family.Cable TVs in every room. If you are wanting to bring your own video games or DVDs/Tapes- Don't bother. Remember that the USA is Region 1(Europe is Region 2) and uses NTSC rather than PAL, so equipment is incompatible

A garage gamesroom contains a foosball table. Also various floats, boards, lilos inflatables for the pool are stored in the garage

Gas BBQ on the pool deck for cooking steaks - remember to clean after use to prevent an aditional cleaning fee

Is the pool heated?

The pool and spa can be heated (by agreement) for an additional cost as indicated on the booking form.
We would recommended pool heat from October through to May.
The pool is heated to the maximum temperature allowed under Florida law (85 degrees).
The spa cannot be heated above this temperature, except by special arrangement with our managers (for which an additional small fee is applicable)

Do we pay extra for any of the equipment in the villa?

Absolutely not!
We offerHigh Speed Broadband WiFi with 24 hr free internet access, a barbeque and a range of lilos and pool toys, all of which are included in the price of the villa.
